Condensation vs Rising Damp vs Penetrating Damp: How to Tell Them Apart — and What Each Costs to Fix
A wet patch on a wall tells you almost nothing about the cause — and the causes cost wildly different amounts to fix. Condensation can often be addressed with ventilation changes and fans; a failed damp proof course can run into thousands. Misdiagnosis is the expensive part: distinguishing rising damp, penetrating damp and condensation is exactly what a proper survey is for1.

Why the diagnosis is worth £150–£400
The spreads in the table are wide, and which end of them you're at is exactly what the survey decides. A damp and timber survey on top of a damp-only survey sits slightly higher in price1, and typical independent damp & timber survey fees run £150–£4005 — small against a £3,400 DPC injection bill ordered for what was really a leaking downpipe.

Renter? Who has to fix which type
In renting, the type matters for liability13: condensation damp can be the landlord's responsibility where it causes a health and safety issue, damages the structure, or comes from design flaws like inadequate ventilation; penetrating damp caused by the structure, water supply or heating is theirs; and rising damp from a missing or failed DPC is theirs where it causes disrepair or a hazard. Shelter's legal guidance is explicit that landlords should not simply assume damp is the tenant's "lifestyle"13. For social housing, Awaab's Law has since 27 October 2025 required damp and mould hazards posing a significant risk of harm to be investigated and fixed to fixed timeframes, enforceable through the tenancy agreement and the Housing Ombudsman14.
